What Private Investors Really Want - And How I Deliver It

I’ve spoken to a lot of private investors. Some are experienced in property, others have never touched a bricks-and-mortar investment in their life. But over time, I've noticed that when it comes down to it, most investors want the same core things:
Security
Investors want to know their money is safe. They don’t want sleepless nights wondering if a project has gone sideways. That’s why I always conduct thorough due diligence before buying anything. I only invest in properties with strong fundamentals: desirable areas, multiple exit strategies, and value-add potential.
Before I commit to a deal, I’ve run the numbers multiple ways, and made sure there’s a solid contingency in place. I also use loan agreements drafted by solicitors to make the investment legally binding.
Strong, Fixed Returns
I offer competitive fixed returns, typically 8% per annum, depending on the deal, amount invested and term length.
I follow a repeatable strategy: I source undervalued properties, add value through strategic renovations, and either refinance or sell. That uplift is what enables me to repay investor capital with interest.
Clarity and Communication
I keep investors updated throughout the process, with regular check-ins, project updates, and before-and-after photos. They know exactly where their funds are going and what progress is being made. You won't ever need to chase me. I believe in communicating and staying proactive. Most of my investors end up reinvesting with me. Why? Because they trust me to do what I said I’d do, and tell them the truth along the way.

People invest in people. You can have the best deal in the world, but if someone doesn’t trust you, they won’t part with a penny.
At 19, I raised £400,000 in private finance, not by pretending to be something I’m not, but by being honest, passionate, and prepared. I took every call, answered every question, and did my homework. I think what stood out most was my dedication, I wasn’t chasing fast money, I was building something long-term.
One investor offered to fund a refurbishment after a five-minute conversation. I still don’t fully know what she saw in me, but I know that when someone gives you their trust, you show up.
