When investing, one of the most popular and important questions is:
How will I get my money back, and when?
Whether you’re new to property investing or have done this before, in this post I’ll explain exactly how repayments work, how I plan for contingencies, and how your return is built into every deal from day one.
Your Investment Is Treated Like Any Other Project Cost
When I take on a property project, whether it’s a Flip or a Buy, Refurbish, Rent, Refinance your investment is built into the financial plan just like any other cost. That means your capital and your return are accounted for from the start, the same way I’d budget for refurbishment costs or legal fees.
Let’s say I borrow £100,000 from you for up to 12 months, and we agree on an 8% return.
That means you’ll earn £8,000 over the course of the year.
If you choose to receive your interest monthly, you’d get: £666.67 per month, completely passively.
That £8,000 is a cost like any other that I factor into the deal.
Planning for Delays or Lower Returns
Property doesn't always go to plan. Projects can take longer, unexpected costs can arise, and the market can shift. That’s why I include contingencies in every deal, for time, budget, and unexpected outcomes.
If returns end up being lower than projected, I still have a legal agreement to abide to. I can afford to sell the property significantly below market value if necessary, just to ensure your capital and agreed interest are paid back on time. My reputation and your trust matter more than squeezing every penny out of a deal.
When and How You Get Paid
You’re repaid when the funds are released, either through:
The sale of the property
The refinance, if I’m keeping the property as a rental
At that point, you can withdraw your investment and the interest accrued.
We’ll have a clear loan agreement in place from the start, outlining:
The amount you’re investing
The duration of the loan
The agreed return
That way, you’ll know exactly what to expect, no surprises, just a solid return on your money.
