My Property Career So Far

I was raised by an incredibly hardworking single mum who always encouraged me to dream big, follow my own path, and seize every opportunity. As a financial advisor, she often spoke about investing, planting those early seeds that would later grow into my career in property.

During my A-levels, we attended a three-day property course together, and it completely changed my life.

I still remember the drive home. I was absolutely buzzing with excitement, bursting with ideas, and for the first time, I felt like I’d found something that just clicked. From that moment on, my mum backed me 100%. She invested in my property training and mentorship, came with me to view houses, and even refinanced our family home to help fund my first deal. That support meant everything.

Faking It Until We Became It

We explored lots of potential investment areas, but landed on South Wales, despite never having visited before and having zero connections there. We decided to just go for it.

We walked into estate and letting agents and introduced ourselves as property investors new to the area. Not a lie… but also not entirely the full picture. We told them we had cash funds available and were looking for the smelliest house in the best area.

We made regular trips to Swansea. I skipped college more than I probably should have and spent half terms viewing houses. I'd run the numbers between classes, still revising and trying hard in college, but still ended up with Ds.

Honestly? It didn’t matter. Property was my passion. I knew I was going to make a success of it, it was just a matter of time.

The First Deal

After a couple rejected offers, I submitted my best and final: £75,000 for a two-bed terrace in a great location. It was on the market for £100,000, but had Japanese knotweed, which scared off most investors.

I got in touch with a knotweed expert and sorted it. And I learned that JKW really isn’t as scary as people think. It can be expensive to get rid of, but you just work it into the deal.

At one point, I thought I’d completely underestimated refurb costs. The quotes I received were eye-watering. I was close to walking away, until I was recommended my current builder, who truly is one in a million. Thanks to him, we got the house bought, renovated, and revalued at £170,000 I was absolutely chuffed.

The Second Deal

At the same time, I had another offer accepted on a property I’d viewed with my mentor. I bought it for £79,000, turns out my builder had already quoted on it for another of his clients, and I just narrowly beat their price.

My mum helped fund the purchase, but I needed to raise the refurb costs through private finance. I was nervous, asking someone to trust you with their money is a big deal, especially at 19.

Then, something kind of magic happened. One of my mum’s friends offered to fund the entire refurbishment, after a five minute conversation! I still don’t know exactly what she saw in me, or how it happened so quickly, but it was a huge moment. That belief and trust meant the world, and it gave me a whole new level of confidence.

We got the refurb done, and the house sold in February to a qualified first-time buyer for £140,000 stc.

I feel incredibly lucky to have found my purpose so young. But I also believe luck has three parts:

  1. Take risks

  2. Know where you're going

  3. Stay persistent

Today, I help time-poor, cash-rich individuals earn strong, fixed returns through hands-off property investment. To date, I’ve raised over £400,000 in private finance and delivered excellent returns to my investors.
